Dear family members of Jim Phelps, Jim was an enthusiastic, resilient, and kind neighbor here at Tuxedo Towers. I miss meeting him at the elevator on his way out for a walk with Stella, a tennis game or dinner with his daughter and her family. Small details meant so much too, such as, inadvertently receiving Stella's birthday cards in my mailbox (We shared the same month!) or taking the Phelps' proxy votes to AGMs. Remembering the Phelps family in thought and prayer.

Oh uncle Jim!so many amazing memories of summers 40 plus years at the lake. How lucky we all were! The lessons you taught us all growing up is a big part of who we all are today.I always will remember my greeting when I got there ” hi Audi it’s going to be a beautiful day “ with a great big smile.
